Dilapidations are outstanding wants of repair required to property under Lease Agreements between landlords and their tenants.
- Confirmation of Conditions of Engagement and Fee Structure.
- Advise parties on the extent of repairing obligations in accordance with their lease agreement.
- Arrange convenient access with landlord's agents and tenants.
- Determine if scaffold or any special site access arrangements are required for high level inspections such as roof coverings.
- Survey premises and record in Scott Schedule the Dilapidations i.e. the repairs outstanding in relation to the lease repair clause and associated financial liability.
- Prepare Schedule of Dilapidations either Interim (during) or Terminal (end) of the lease agreement term. Follow CPR and Pre-action Protocols.
- Serving notice on parties, liaising with legal advisors for both landlords and tenants.
- Negotiating settlement of claim, joint inspections with surveyors. Collate Formal Documentation for signature and closure.
